As much or as little as you need
Some landlords want everything taken off their hands. Others enjoy being involved. Both are easy to arrange.
We will talk through how much you would like to do yourself and suggest whichever level genuinely fits. If you live nearby and rather like looking after the place, you may not need us collecting the rent at all, and we will happily tell you so.
Three ways we work
- Finding you a tenant We market the property properly, accompany every viewing, check applicants thoroughly, and set up the tenancy, deposit and inventory. From there you take over, with us at the end of the phone if you need us.
- Tenant found, rent collected Everything above, and then we look after the rent: collected, accounted for and paid to you on a set day each month, with any late payment handled before it becomes a worry.
- Everything looked after The full service. Repairs arranged, inspections carried out and photographed, certificates renewed, the check-out handled and the deposit settled fairly. Most of our landlords choose this and then think about it very little.

When you own several properties the questions change. It stops being about any single tenancy and becomes about how the whole thing is doing, when the quiet months fall, and whether it is all still worth what you hoped.
We will sit down with you once a year and go through it together properly, with everything in front of us. Landlords tell us it is the most useful hour of their year.

Practical things
Am I tied in?
No. Three months written notice on either side, and that is all. We would rather you stayed because you are happy.
Can I change level later?
Of course, and plenty of people do. Circumstances change, and moving between levels is simply a conversation.
Is my money held safely?
Yes. Client money is held separately and independently protected, and we are glad to show you exactly how it works.
