For landlords

Your property, in good hands

Letting a home you care about means trusting someone else with it. That trust is the thing we work hardest to deserve.

Most of our landlords came to us because they wanted to stop thinking about it. Some live nearby and simply have better things to do. Some are abroad and need to know that distance will not cost them anything. Some have inherited a family home and would rather it were looked after properly than squeezed for every last pound.

What they have in common is wanting to hand it over and feel comfortable about it. Here is what that looks like in practice.

Your income

Money, made simple

Paid on the same day each month

Your rent reaches you on a date you can plan around, with a statement that sets out clearly what came in and what went out.

Clear statements

Easy to read, easy to hand to your accountant, and always available in your account whenever you need last year as well as last month.

We notice quickly

If a payment is late we will already be dealing with it, and you will hear from us early rather than be surprised later.

Living abroad is no trouble

If you are overseas we handle the extra paperwork that comes with it, so there is nothing waiting for you at the end of the tax year.

Repair costs you can see

Every invoice is shown to you with the job it relates to. What the contractor charges is what appears on your statement.

Ask us anything

If a figure is not clear, ask. We will walk you through exactly where it came from, and we would far rather you asked than wondered.

II

Looking after the property

The care that keeps a home worth coming back to

Kept in good order

Safety looked after

Gas, electrical and energy certificates are renewed in good time. You will never be the one remembering a date.

Regular visits, with photographs

We inspect the property periodically and send you pictures, so you can see how your home is being lived in without having to visit.

Repairs handled properly

A tenant reports something, we arrange a trusted tradesperson, and we tell you what it was and what it cost. You only need to be involved when you want to be.

A careful check-out

At the end of a tenancy we compare the property against the inventory in detail, so any deductions are fair, evidenced and straightforward to agree.

Deposits properly protected

Registered on time and held correctly, with the paperwork kept where you can find it.

Keys accounted for

We know where every set is. It sounds small, and it matters enormously at the end of a tenancy.

III

Finding the right people

The decision that shapes the next few years

Choosing a tenant

Checked thoroughly

Employment, affordability and previous landlords, all confirmed properly rather than taken on trust.

Always accompanied

Someone from our team attends every viewing, so your home is never opened up by a stranger with a key.

The choice stays yours

We will tell you who applied and who we would recommend, and why. You decide, and we are happy to talk it through.

Tenants we keep

Looking after tenants well is how you keep good ones. A tenant who stays another two years is worth more to you than any rent increase.

Things landlords often ask us

What happens if the rent is late?
We are usually on it before you would have noticed. We contact the tenant straight away, keep you updated, and agree with you what to do next. In most cases it is a short delay with a simple explanation.
Can I see what is going on without ringing you?
Yes. Your own account shows the tenancy, rent, statements, certificates, inspection reports and any open repairs. Plenty of landlords never need to call us, and that is exactly how it should be.
Do I have a say over repairs?
Completely. We agree a figure with you at the start, and anything above it we will call you about first. Below it, we simply get it sorted so your tenant is looked after.
What if I decide to sell?
We will talk you through what the tenancy means for a sale and whether selling with the tenant in place might suit you better. Ask us whenever you like, and there is no charge for the conversation.
Who will I actually be dealing with?
The same people throughout, all of whom will know your property. You will not be passed around, and you will not have to explain your situation twice.
Whenever suits you
